General calculator methodology
MuneyWise calculators apply standard financial formulas documented in each tool. You control inputs such as home price, down payment, interest rate, loan term, taxes, insurance, PMI rate, HOA, and horizon length. Outputs update deterministically from those inputs.
Results are planning estimates — not loan approvals, appraisals, or investment guarantees. Rounding, escrow timing, local fees, and lender pricing overlays may differ from your actual closing disclosure.
Mortgage payment calculation
Principal and interest use conventional amortization on a fixed-rate schedule. Property taxes and homeowners insurance are entered as annual amounts and divided evenly across twelve months unless you specify otherwise in the tool.
Closing cost estimates combine typical itemized fees with a percentage-based target when itemized components differ materially from the selected percentage estimate.
PMI assumptions
When down payment is below 20% on a conventional loan, PMI is estimated as an annual rate applied to the original loan amount, divided monthly. Default illustrative rates can be overridden with your lender quote.
PMI removal is modeled at 80% loan-to-value of the original home value on conventional loans. FHA/MIP rules differ and are not fully modeled in all tools.
Home appreciation and equity projections
Wealth and appreciation tools apply compound annual appreciation rates you select — commonly labeled conservative (~2.5%), moderate (~4%), and optimistic (~6.5%) presets based on long-term planning conventions, not predictions for your specific market.
Equity equals projected home value minus remaining loan balance at each milestone year. Projections exclude maintenance, selling costs, and taxes unless a specific tool states otherwise.
Market Pulse data sources
Live Market Pulse metrics are fetched from the Federal Reserve Economic Data (FRED) API where configured, using series definitions maintained in our codebase. Examples include Freddie Mac PMMS 30- and 15-year mortgage rates (MORTGAGE30US, MORTGAGE15US), median home price (MSPUS), CPI (CPIAUCSL), unemployment (UNRATE), and the 10-year Treasury yield (DGS10).
Each metric card displays its source agency, FRED series link when applicable, observation date, and recent change when historical snapshots are available. When live data cannot load, pages still publish explanatory content and FAQs without fabricating current values.
Economic calendar sources
Economic calendar events are synced from official and public schedules including Federal Reserve FOMC calendars, Bureau of Labor Statistics releases, Bureau of Economic Analysis releases, and Census Bureau housing schedules, with static fallbacks when remote sync is unavailable.
Update frequency
Mortgage PMMS benchmarks update on Freddie Mac’s weekly survey schedule via FRED. Many housing and labor series update monthly; Treasury yields may update daily. MuneyWise captures daily market snapshots when API access is configured and shows the last refresh timestamp on Market Pulse pages.
Calculator outputs update instantly from your inputs — they do not depend on market feeds except where a tool explicitly imports a benchmark rate.
Limitations and disclaimer
MuneyWise does not guarantee that market data is real-time, complete, or free of transmission errors. Demo or cached data may appear in development environments without a configured FRED API key.
